How to Get Started
Contact us with your project details — even if you’re at the early thinking stage. We’ll advise on what services you need, whether planning permission is required, and provide a fixed-fee quote. Most Barnet projects can be managed remotely through photos, measurements, and video calls. For more complex work, we arrange a site visit.
One team. One quote. Everything handled from design through to approval.
What We Offer Barnet Homeowners
Architectural Design and Planning Drawings
We prepare planning application packages for Barnet Council covering extensions, loft conversions, new builds, and change of use projects. Our team understands Barnet’s local planning policies, including the specific requirements for conservation areas like Monken Hadley, Totteridge Village, and Mill Hill.
Every submission includes existing and proposed floor plans, elevations, sections, site plans, and supporting statements where required. We handle the full application process and deal with any queries from the planning department on your behalf.
Building Regulation Drawings
Once planning is in place — or if your project qualifies under permitted development — we produce detailed building regulation drawings ready for Building Control submission. These cover structural details, insulation specifications, ventilation, fire safety, drainage, and all other technical requirements under the current Approved Documents.
We submit directly to Barnet Building Control or your chosen approved inspector and manage amendments through to approval. All drawings are produced by MCIAT-qualified professionals and priced on a fixed-fee basis.
Structural Engineering
Our in-house structural engineers provide calculations and drawings for load-bearing wall removals, steel beam designs, foundation assessments, loft conversion steelwork, and extension substructures. Having structural engineering under the same roof as our architectural team means better coordination, fewer errors, and faster delivery.
We include steel connection details as standard and support your project through to Building Control sign-off — not just delivery of a calculation pack.
Party Wall Surveying
If your Barnet project affects a shared wall, boundary wall, or sits within 3 or 6 metres of neighbouring foundations, you’ll need to comply with the Party Wall etc. Act 1996. Our qualified surveyors serve notices, prepare schedules of condition, draft party wall awards, and handle any disputes that come up.
Because we’re involved from the design stage, we can flag party wall requirements early and build them into your project timeline rather than letting them cause delays later.
Transparent pricing
We keep our pricing clear and upfront. Most residential projects in Watford are offered on a fixed-fee basis, particularly for loft conversions, extensions, structural alterations, and building regulation drawings. Where the scope is less defined—such as early design advice, site meetings, coordination, or ongoing support—work is charged on an hourly basis. Once you share your postcode, a brief description of the works, and any existing drawings or photos, we’ll confirm the most appropriate fee route and what’s included.
For larger or more complex schemes, including refurbishments and projects requiring multi-disciplinary input, we can arrange a consultation visit to properly define the scope before proceeding.
No hidden extras
We don’t add unexpected charges. Our fees are explained clearly from the outset, including what is covered and what would be treated as a variation. This includes site visits, drawing revisions, and liaison with Building Control where applicable. Any third-party costs—such as council fees, planning charges, or specialist reports—are always identified separately so you know exactly where you stand.
Time-sensitive support
If your project is under time pressure—such as a builder waiting on structural information or Building Control raising urgent queries—we can prioritise work where availability allows. We’ll be honest about timescales and tell you exactly what information we need to move quickly and avoid delays on site.
Attention to detail
We focus on producing clear, coordinated drawings that are practical to build from. Our approach is methodical and detail-driven, reducing the risk of on-site confusion, delays, or unnecessary variations. We explain requirements clearly, flag issues early, and give advice you can rely on—without overcomplicating things.
Qualified and insured
All work is carried out by experienced architectural and engineering professionals working to UK standards and regulations. We are fully insured and operate with clear scopes of work, defined deliverables, and professional terms, giving you confidence from the first instruction through to completion.
