Brothers Zaeem and Zubear didn’t start AC Design Solution straight out of university.

Zaeem spent years in London construction building extensions, overseeing projects, managing everything from groundwork to final fix.

The same problem kept appearing: architects creating beautiful plans who’d never been on site. Cookie-cutter designs that fell apart when building started.

Structural walls removed because drawings marked them as non-load bearing. Party wall issues emerging mid-project. Planning rejections because designs ignored site constraints.

These architects weren’t incompetent. They just designed from theory, not experience.

Meanwhile, Zubear was working in party wall surveying. He saw the same disconnect—surveyors who understood legal paperwork but not actual construction.

After years of seeing plans fail on site, the brothers started AC Design Solution in 2012 to do it properly.

Zubear focused on party wall surveying but refused to stay desk-bound. He regularly visited Zaeem’s construction sites not just for inspections, but to understand how buildings are physically put together.

Zubear is a member of the Institue of Party Wall Surveyors with proven experience across London. Rather than staying desk-bound, he regularly visited construction sites—learning how buildings are physically constructed, not just the legal paperwork.

His law degree helps him cut through jargon that doesn’t reflect the actual Party Wall Act. His construction knowledge means party wall issues get identified at design stage, not when your builders are standing idle.
