33 Coolhurst Road
The Project
The brief at 33 Coolhurst Road brings together more space below ground, extensions at the rear, a loft conversion and changes throughout the existing house. The detached property stands in Haringey’s Crouch End Conservation Area, where the character of the frontage and garden setting is an important part of the design.
The challenge
The basement, single-storey and two-storey rear extensions, roof alterations and internal changes needed to work as one proposal. The front facade and soft landscaping also formed part of the brief, connecting the external appearance with the wider alterations.
Our role
ACDS was appointed to develop the revised design and take it through pre-application discussions. Earlier planning applications had been prepared by others. Our architectural design work focuses on bringing the proposed additions and existing accommodation into a consistent scheme.
Project stage: design development following a positive pre-application response. The gallery presents the front-elevation design.
Planning & Heritage
Responding to the Crouch End setting
The council’s conservation-area appraisal identifies the house as making a positive contribution to the area. Its gabled frontage, traditional detailing and mature garden setting inform the design approach.
The revised scheme considers how the proposed accommodation and external changes relate to those existing qualities. The facade and planting are developed together, alongside the extensions and roof alterations.
Pre-application progress
ACDS secured a positive pre-application response for the revised proposals. This case study records that design stage; the earlier planning applications belong to the previous appointment.

Architectural Design
Basement, rear extensions and loft
The brief combines a basement extension with single-storey and two-storey additions at the rear, a loft conversion and first-floor alterations. Considering these elements together allows the new accommodation to be reviewed alongside the rooms and circulation within the existing house.
Our house extension drawings describe proposed layouts and external changes, while our loft conversion design service considers the relationship between roof accommodation and the floors below.
The frontage and garden setting
At the front, the facade design and soft landscaping are developed as part of the same proposal. Carefully proportioned openings, traditional detailing and planting are intended to complement the existing house and its conservation-area setting.
Project Outcome
A revised scheme at pre-application stage
The positive pre-application response provides a basis for continuing the design work. The proposal brings the basement, rear extensions, loft, facade and internal alterations into one brief.
