54A Church Road, Richmond — Rear and Side Extension

54A Church Road, Richmond, TW10 6LN
A 7.5-metre rear and side extension for a lower-ground-floor flat in Richmond, using its planning history and low roof line to secure consent for a three-bedroom layout.
Project overview

The Project

The family at 54A Church Road wanted to stay in their Richmond home but needed another bedroom and a more usable living area. The brief was to extend a two-bedroom lower-ground-floor flat into a three-bedroom home with an open-plan kitchen and living space, a relocated entrance and a larger patio.

AC Design Solution developed a 7.5-metre single-storey rear and side extension. Earlier approvals at the address informed the planning strategy, while the low roof line helped explain how the additional depth could sit within the conservation-area setting.

Richmond Council granted permission on 29 June 2026 under PA26/1090. We coordinated the architectural drawings, structural engineering, Building Regulations package and Party Wall surveying. The project is at pre-construction stage.

Planning & Heritage

Using the established building line

The proposed 7.5-metre depth exceeds the 3.5-metre depth discussed in the council’s extension guidance. The design case drew on approvals 22/2346/FUL and 23/2434/FUL rather than treating the proposal as a new addition without planning history. The officer’s assessment considered the lower-ground-floor position, eaves below 2.2 metres and relationship with the previously approved building line.

Heritage, trees and neighbouring homes

The property is a Building of Townscape Merit within the St Matthias Conservation Area. The assessment found the extension acceptable in scale and form and concluded that the coherent townscape group would be preserved. An arboricultural impact assessment, flood risk assessment and daylight and sunlight assessment supported the application.

No objections were received from the neighbours consulted. That outcome relates to this particular design and planning history; it does not establish a general entitlement to the same extension depth elsewhere.

The site also has additional controls relating to basement development. This scheme extends an existing lower-ground-floor flat and does not create a new basement. Browse our Richmond projects for other examples of work in the borough.

Engineering coordination

Structural Engineering

The open-plan layout requires the removal of load-bearing internal walls as well as a new opening into the extension. The structural design therefore considers the existing building, new steelwork, extension foundations and retaining details together.

Our structural engineering team worked alongside the architectural team as the layout developed. Revisions to the living space were reflected in the calculations and drawings, keeping the supports aligned with the rooms and openings shown in the planning package.

Building Regulations

The building regulations design addresses structural, thermal, drainage and fire safety requirements across the full scheme. Fire strategy required particular attention because the proposal alters the internal arrangement at lower-ground-floor level. Relocating the bedroom entrance so that it opens directly onto the hallway creates a clearer escape arrangement and allows the design to avoid relying on an emergency escape window, subject to confirmation through the Building Control process.

Full building regulation drawings were produced covering the extension, the altered internal layout and the relocated entrance. The package is now ready for submission to Building Control following the grant of planning permission.

Neighbouring property matters

Party Wall

The rear and side extension brings excavation and construction close to the adjoining property. AC Design Solution prepared the Party Wall notice and agreed a Party Wall award with the adjoining owner without dispute.

Party Wall matters were handled by Zubear Ali BA (Hons), ACIArb, MIPWS, MCMI, with the architectural and structural information coordinated by our in-house team.

Consent and delivery

Project Outcome

Planning approved; construction still to follow

Permission was granted on 29 June 2026, following two earlier approvals at the address. The approved scheme provides a route from a two-bedroom flat to a three-bedroom home with open-plan living and a larger patio.

The project remains at pre-construction stage. The drawings and visualisations show the approved design, rather than completed building work. The Building Regulations package is prepared for submission following planning approval.

Zaeem Chaudhary BA (Hons), LLB, MCIAT led the planning strategy and architectural design. For another lower-ground-floor extension with a redesigned garden connection, see 16 Vivian Road in Bow. To discuss your property, book a consultation.
