This period property on Akenside came with a surprise - previous owners had done building work without planning consent. Our clients needed help fast to sort out the mess and create their dream family home. The home renovation involved gutting both floors, adding a single storey extension, and major structural alterations in a conservation area...

The Challenge

Conservation Area Restrictions: Being in West Hampstead's conservation area meant every change had to respect the Victorian character and get past strict planning officers. Heritage guidelines controlled every design decision.

Unauthorised Development: Previous owners had knocked walls about without planning permission. We had to apply for retrospective planning consent before building control enforcement officers got involved.

Structural Modifications: Taking out load bearing walls safely while adding a single storey rear extension without compromising the building's structural integrity. Foundation work needed careful assessment.

Our Approach

Heritage-Sensitive Design: Our architects designed the rear extension to blend with the original period features. No modern additions that would upset local planning authority officers.

Planning Applications Strategy: We put together detailed retrospective planning submissions showing how the residential alterations actually improved the conservation area. Worked closely with Camden's planning department to secure building consent.

Structural Engineering Solutions: Our engineers calculated which walls could go and where steel beams were needed. Created open plan living spaces safely with proper structural engineering and building regulations compliance.

Results

Planning Permission Success: Got all retrospective planning applications approved by the local planning authority. No enforcement action and the property development is completely legal.

Structural Integrity: New steel beam installations support the open plan layout. The house extension integrates seamlessly with existing foundations and building fabric.

Quality Construction: Detailed technical drawings meant efficient building work. Regular site supervision and building control inspections kept everything compliant.

The residential property is now a stunning family home with Victorian charm and contemporary functionality. The kitchen extension opens onto the garden, while the internal remodelling created better bedrooms and bathrooms.
