Project overview
Planning permission had already been secured for the replacement of the existing house when AC Design Solution was appointed in 2022. The client’s next challenge was turning the approved concept into a coordinated set of technical information that could actually be built.
Our appointment brought the detailed architectural design, structural engineering, mechanical and electrical services, drainage design, condition discharge and construction-stage support under one team. That gave the client a single point of contact, and let structural openings, service routes, drainage runs and architectural detail get worked out together, on the same drawings, instead of being reconciled after the fact by whoever noticed the clash.The result is a five-bedroom Georgian-style detached residence on a mature, tree-lined plot in Prestbury, now progressing through the final stages of construction.

Planning strategy
Planning & Heritage
Permission under 21/6249M was already secured when we took the project on, so our involvement on the planning side was limited to discharging the substantial conditions package that came with it — a consequence of the site’s mature tree cover and TPO status. We managed these discharge-of-condition applications directly, submitted as the client’s agent.
Application 23/0739D discharged Condition 11 (Breeding Bird Survey) and Condition 12 (Ecological Enhancement Strategy), confirmed by decision notice dated 16 March 2023. The Biodiversity Enhancement and Management Plan submitted to satisfy Condition 12, prepared by ecologist Verity Webster in February 2023, was accepted in full by the case officer, with the enhancement features required to be permanently installed in accordance with the approved details.
Applications 23/0374D and 23/0568D form part of the same conditions programme, addressing matters including ground levels, facing and roofing materials, the construction method statement, and tree-protection measures — pending confirmation of the exact conditions against each decision notice.
The site sits under a Tree Preservation Order, with the arboricultural survey identifying 13 individual and 6 groups of B-category trees and 1 C-category tree, and a minor 3% incursion into the root protection area of one retained tree (T6). Construction proceeded within the protection measures set out in the approved method statement.

Architectural Design
Bringing the architectural design in-house alongside structural and M&E meant the disciplines were worked out together instead of in sequence. Structural openings were sized against the drainage and services routing while the architectural layout was still being finalised, so a change in one didn’t turn up as a clash for a different consultant to catch weeks later.
Our involvement continued beyond the drawings themselves. During construction, we responded to contractor queries and coordinated revisions between the architectural, structural and building-services packages as decisions came up on site, keeping them consistent with the wider design rather than being resolved separately by each discipline
Engineering coordination
Structural Engineering
Site investigation identified poor ground conditions that made conventional shallow foundations unsuitable. Sheet piling was used to support the excavation, while the permanent substructure and principal frame were developed in reinforced concrete, including the basement walls, columns and associated capping beams.
The structural solution was coordinated with the architectural arrangement and building-services routes so that openings, load paths and basement service penetrations could be resolved as part of the same technical package. The detached garage, carrying lighter loading and a faster build sequence, was designed as a separate steel-framed structure.
Technical compliance
Building Regulations
Full building regulation drawings were produced covering the structural, thermal, drainage and fire compliance requirements for a house of this scale.
The mechanical and electrical scope sat within the same package: public health engineering (above and below ground drainage), MVHR, heating and air conditioning design, electrical load calculations, and exterior lighting design, coordinated through to second fix on site.

Project Outcome
Construction at Marsden Manor is approaching completion. The project has turned an approved concept into a coordinated five-bedroom Georgian-style residence, with the architectural, structural, M&E and drainage packages developed and managed through one team from the point permission was granted through to construction-stage support on site.
For the client, that meant one team responsible for the whole picture, instead of the risk of conflicting drawings, late service clashes and fragmented consultant responsibilities.
