2 Everdon Road: New Build in Barnes
The Project
At 2 Everdon Road in Barnes, planning permission was already in place to replace a three-bedroom end-of-terrace house with a four-bedroom home. ACDS was appointed in June 2024 to develop the technical information and support construction.
The challenge
The corner plot brought the new foundations close to the adjoining property and existing water infrastructure. Flood-risk constraints also made the surface-water drainage a significant part of the technical design.
Our role
We developed the Building Regulation and detailed construction drawings, structural engineering and drainage package. Our appointment also covered condition-discharge submissions and project management, coordinating the contractor and liaising with the council and Thames Water.
Philip Kassanis was the original architect. ACDS’s role was to develop and coordinate the subsequent technical information and support delivery on site.
Construction progress: steelwork installed and the building watertight. The gallery combines the proposed design, technical drawings and photographs from construction.
Planning & Heritage
Developing the condition-discharge submissions
Our planning work focused on the conditions attached to permission 23/0145/FUL, granted on 13 June 2023. Submissions covered external works, drainage, construction logistics and materials.
The landscaping package identified planting locations, sizes, quantities and densities, with maintenance information. External storage included a covered timber store for four bicycles and a refuse-store layout matching the council’s collection requirements. These three conditions were approved under PA25/2897 on 14 October 2025.
Drainage, construction logistics and materials
The sustainable drainage (SuDS) condition was approved under PA25/4135 on 15 January 2026, followed by the construction management plan under PA26/0220 on 19 March 2026. ACDS also submitted details and samples of brickwork, roof tiles, doors, render and rainwater goods. The officer recommended that the materials condition be discharged in October 2026 under PA26/3177.
Our guide to discharging planning conditions explains how supporting drawings and reports fit into this stage.
Architectural Design
Resolving the water-main interface
A Thames Water pipe serving an existing property conflicted with the foundation works. We prepared a detailed drawing and liaised with Thames Water to resolve the interface.
Planning deliveries on a residential street
Following consultation with the council’s Transport Officer, the construction management plan showed vehicles within suspended parking bays on Stillingfleet Road and demonstrated sufficient space for other motorists to pass. The skip was relocated from Everdon Road to Stillingfleet Road so it could be collected without obstruction.
Reviewing the elevations during construction
A change to the external material arrangement during construction prompted a revised design treatment. We balanced the render across the ground floor to resolve the appearance of the elevations.
Structural Engineering
Foundations, frame and floor supports
Our structural drawings and calculations set out a scheme combining trench foundations and local pad footings beneath steel columns, masonry cavity walls, timber upper floors and a reinforced-concrete ground-floor slab. Steel beams and columns support the coordinated floor and roof arrangement.
Checking the adjoining foundations
The adjoining foundation was a particular design constraint. A trial pit recorded an existing eccentric footing at the party-wall side. We revised the foundation information to show its dimensions, the boundary position and the relationship with the proposed foundations, supported by additional calculations. The corresponding foundation-review items were subsequently marked closed in the review schedule.
For background on the site information used to develop foundation designs, see our guide to ground investigation for extensions and new builds.
Building Regulations
Building Regulation and detailed construction drawings
ACDS produced the Building Regulation drawings and detailed construction drawings for the replacement house, with London Building Control handling the Building Control process.
The package brought the architectural, structural and drainage information together for technical review and construction. Structural plans and sections set out foundations, steelwork, timber floors and roof supports. Drainage construction-detail sheets and calculations addressed the surface-water system and its interfaces with the building.
The construction details specified insulation at roof and floor junctions, vapour-control layers, cavity closers and measures to limit thermal bridging. The illustrated pitched-roof detail specified a U-value of 0.13 W/m²K, and the ground-floor detail a target of 0.18 W/m²K. Fire-safety information included scheduled fire-door ratings and intumescent protection to structural steel for 60-minute fire resistance.
Detailed drainage design
The original planning report identified flood-risk constraints, including Flood Zones 2 and 3 and SFRA Zone 3a. Our drainage submission developed the surface-water strategy into layouts, construction details, hydraulic calculations and an operation and maintenance manual.
The package included permeable paving, water butts and a geo-cellular attenuation tank. Following review by the Lead Local Flood Authority, calculations were revised using FEH22 rainfall data and assessed storms up to the 1-in-100-year event with a 40% climate-change allowance, including durations up to six hours. Exceedance flow routes were also documented.
The revised calculation package included an 8.3m³ tank with a maximum discharge rate of 1.1 litres per second. Maintenance responsibilities addressed how the drainage components would be managed throughout the development’s life.
Project Outcome
Steelwork installed and the building watertight
The house remains under construction. The case study records progress through steelwork and enclosure, alongside the drawings, condition-discharge submissions and technical decisions supporting the build.
ACDS’s work brought the structural, architectural and drainage information together while addressing contractor queries, adjoining foundations and the Thames Water interface.
