77 Wood Vale

Wood Vale, Haringey
A garden-level rear extension, garage conversion, first-floor side extension and rear dormer designed to give a Wood Vale family home more living and bedroom space.
Project overview

The Project

The brief at 77 Wood Vale, Haringey, was to create more room for family life without losing the connection to the garden. The existing two-storey house had an attached garage and a rear garden below the main floor level. Those changes in level shaped the design.

AC Design Solution prepared a coordinated proposal for a 3.0m-deep rear extension, a garage conversion, a first-floor side extension and a rear dormer loft conversion. Our house extension drawings bring the four additions together, supported by a Design, Access and Planning Statement for the householder planning application.

Planning & Heritage

The planning statement examines how the combined extensions would sit within the house and street, and their relationship with the neighbouring homes. The rear extension’s height and floor level, the first-floor set-back and the dormer’s position are central to that explanation.

It also draws on planning decisions elsewhere on Wood Vale to explain the local context for rear extensions, additions above garages and rear dormers. These comparisons support the design case; they do not determine the outcome of this application.

Rear extension at garden level

The proposed single-storey rear extension spans the width of the house and projects 3.0m into the garden. Lowering its floor to garden level avoids carrying the raised patio level through the addition and helps the new living space connect with the garden. The flat roof is shown at 3.4m above the lower ground level and below the existing first-floor windows. See our single-storey extension plans for the drawings and design considerations involved.

Converting the garage

The garage conversion uses the existing footprint to provide habitable space. A window and matching infill replace the garage door, while the proposal retains the forecourt and vehicle access.

First-floor side extension

The addition above the garage is set back 1.8m from the front of the house and aligns with the existing rear wall. This keeps the original front elevation prominent and avoids extending the first floor further towards the garden. Continuing the main roof brings the new accommodation into the existing roof form. The proposal specifies obscure glazing and restricted opening below 1.7m for any side window facing the neighbour.

Rear dormer loft conversion

The dormer is set within the rear roof slope, in from its edges, to provide a bedroom with en-suite accommodation. Its windows face the rear garden. Our dormer loft conversion drawings explain how plans, elevations and sections describe this type of roof extension.

Project Outcome

The scheme is at planning application stage with Haringey Council. The drawings show the proposed accommodation and external changes; the project imagery illustrates the design rather than completed building work.

The proposal brings the ground floor, first floor and loft into one design, with the garden level and neighbouring properties considered together.
