Two brothers.
A different beginning.

Before there was a design practice, there was experience on site. Zaeem and Zubear founded ACDS in 2012 to bring that understanding into the drawings, decisions and advice behind every project.

Who we
are.

AC Design Solution is a London practice that brings design, engineering and party wall work together under one roof.

Founded in 2012 by Zaeem Chaudhary and Zubear Ali, we work on residential projects across London and the surrounding areas, from extensions and loft conversions to new-build developments.

One team handles the planning application, the building regulation drawings, the structural calculations and the party wall matters, so nothing falls between consultants.

  • Planning applications
  • Architectural design
  • Structural & civil engineering
  • Party wall surveying

It started
on site.

Law, then construction.
A shared reason to start.

The gap between a drawing and what happens on site was the reason we began.

Zaeem trained in law, specialising in planning law, then moved into construction and worked his way up on site. He wanted to learn every stage of a build, with one goal: to design better buildings.

In 2012, he and Zubear founded AC Design Solution to bring planning knowledge and site experience into the same drawings.

How we
got here.

A practice shaped by its founders’ experience, and the work that followed.

  1. Before 2012

    Law, then
    the building site.

Zaeem trained in law, specialising in planning law, before moving into construction, the industry his father worked in. He worked his way up on site to understand every stage of a build.

  2. 2012

    AC Design Solution begins.

Zaeem and Zubear founded the practice to produce drawings and advice that work on site, not just on paper.

  3. 2018

    Party wall surveying.

Zubear begins practising as a party wall surveyor under the Party Wall etc. Act 1996, and goes on to lead that work at ACDS.

  4. 2026

    A new chapter in Isleworth.

On 5 February, the seven-flat proposal at 51 Thornbury Road received planning committee approval, bringing planning, architectural design and specialist coordination together.

Zaeem Chaudhary, Co-founder and Director of AC Design Solution

Co-founder & Director · BA (Hons), GDL, LPC, MCIAT

Zaeem Chaudhary

Zaeem trained in law, completing the GDL and LPC with a focus on planning law, before moving into construction and working his way up on site. He co-founded the practice with Zubear in 2012.

A Chartered Architectural Technologist (MCIAT), now working towards Fellowship, he leads our planning strategy: building each application on planning law and policy, not just on how the design looks.

Zubear Ali, Co-founder and Lead Party Wall Surveyor at AC Design Solution

Co-founder & Lead Party Wall Surveyor · BA (Hons), MIPWS, ACIArb, MCMI

Zubear Ali

Zubear co-founded AC Design Solution with Zaeem in 2012 and has practised as a party wall surveyor since 2018. He has acted as Building Owner’s, Adjoining Owner’s and Agreed Surveyor under the Party Wall etc. Act 1996, on work from loft conversions and extensions to basement digs and new-build schemes.

He handles notices, schedules of condition, awards and disputes, and advises our design team early so party wall issues don’t hold up a project.

Mohammad Emara

Mohammad Emara

Architectural Designer

Mohammad studied architectural design and joined the practice over four years ago. He works across the whole range of what we take on, from single storey rear extensions through to new build houses, preparing planning applications and building regulation drawings alike.

Detailing is where he is strongest. He leads the interior architecture on our larger residential schemes: the joinery, the junctions, the thresholds. It is the difference between a room that is merely compliant and one that looks properly glamorous.

Selected work

  • The Bishops AvenueNew build house
  • Chelsea ManorLuxury apartments

Away from the drawing board, he plays padel most weeks.

Akshay Gaddam

Akshay Gaddam

Reinforcement Detailer

Akshay is a reinforcement detailer with over five years in the work, across residential, commercial and infrastructure projects.

He takes structural drawings and turns them into bar bending schedules and detailed reinforcement drawings, working in AutoCAD and CADS RC. Much of the value is in the coordination: he works with the engineers, the contractors and the site team so the detailing arrives code compliant and clash free, which is what keeps the build efficient and the costs in check.

Selected work

  • 422–428 Fulham Road
  • The Bishops Avenue
  • Mark Drive
Ahmed Yasser

Ahmed Yasser

Senior Structural Engineer

Ahmed is our senior structural engineer. He provides the technical leadership on the practice’s more complex work: reviewing designs, resolving technical problems, and making sure the structural solution is safe, practical and compliant with the relevant standards.

His design work covers reinforced concrete buildings, and he carries out the assessment of structures for disproportionate collapse.

He stays with a project from the initial design stage through to construction, holding the line on safety, accuracy and buildability.

Selected work

  • Luton Mosque
  • 422–428 Fulham Road
  • Marsden Manor
Mohamed Abd ElSalam Naguib

Mohamed Abd ElSalam Naguib

Structural Engineer

Mohammad is a structural engineer. He designs to the Eurocodes and British Standards, and his technical knowledge and design work have been assessed by a Chartered Structural Engineer.

Much of his work is on reinforced concrete basements for terraced properties, where his designs have been reviewed and approved by independent checking engineers. He also covers box frame design, steel connection calculations and the detailed structural drawings that go with them.

He is at his most useful on the complex ones, where the site conditions are demanding and the solution has to be both buildable and efficient.

Selected work

  • 75 DrakefieldFull refurbishment of a terraced house in a conservation area, with a new basement excavated beneath it. Steelwork, underpinning, slab and box frame.
Aliya Chaudhary

Aliya Chaudhary

Architectural Designer

Aliya started in administration and moved across into design, drawn by how the different parts of a building fit together. She took specialist design and Revit training to make the move.

She now works on the design of our building projects, producing coordinated Revit models and the drawing packages that come out of them: integrating the architectural, structural and MEP information, coordinating between the disciplines, and preparing the plans, sections and construction details.

The organisational background shows in the work. She is quick to spot a coordination issue, which is what keeps a drawing package clear and properly integrated.

Saman Chaudhary

Saman Chaudhary

Architectural Designer

Saman works on the design and coordination of our building projects, producing Revit models and detailed technical drawing packages, and working across the architectural, structural and MEP information so the different elements of a project integrate properly.

That covers coordinated layouts, plans and sections, construction details, and catching potential design clashes before work starts on site, which is what keeps the engineering and construction teams working to the same information.

Kashif Nazir

Kashif Nazir

Accounts Manager

Kashif runs the practice’s accounting and financial administration: invoicing, payments, account reconciliation, expense tracking and the day-to-day processes that sit behind them, with the financial records kept accurate and confidential.

He works alongside the management team, monitoring financial activity, keeping the records in order and making sure clients, consultants and suppliers are dealt with promptly.

CLIENT FEEDBACK

Loved by homeowners and builders.Trusted across every detail.

“We used AC Design Solution for planning permission on a single storey extension and loft conversion, plus the building regulation drawings, structural calculations, and party wall surveying. They handled the whole process well and kept us updated throughout, which made things a lot less stressful than we expected. The drawings and structural work were solid, and the party wall side went smoothly too. Would recommend them to anyone needing help with planning and building regs.”

“I had an issue on site that required appointing a Party Wall Surveyor. My architect recommended Zubear from AC Design Solution, who I must say is extremely experienced and kept me updated throughout. We faced a challenging experience with the council and their surveyor, but Zubear overcame the issues, allowing me to get my Party Wall matters sorted out.”
